The rental housing market in Tashkent is experiencing stagnation, as noted by the Center for Economic Research and Reforms in its report (available to Spot).
The average rental price for apartments currently stands at $8.3 per square meter. It has remained around this figure since June, with a decrease of 10.7% compared to last year.
The Shaykhantakhur district has become the most "expensive" for renters, although prices have not changed since September—$10.7 per square meter. The Mirabad district has dropped to second place at $10.3, which is 4.6% less than two months ago. The Yakkasaroy district rounds out the top three at $10.
The most affordable apartments continue to be located in the Bektemir district ($5.7), although they have increased by 3.6% over the past two months. Additionally, prices below the average are noted in the Sergeli ($6.5) and Uchtepa districts ($6.9).
Over the past year, the most significant decline in rental prices has been observed in the Uchtepa district (-14.5%). This is followed by the Yashnabad (-14.3%) and Yunusabad (-13.8%) districts.
The Institute for Macroeconomic and Regional Studies (IMRI) noted a slight decline in apartment rental prices last month. This was most pronounced in the segment of housing with basic repairs.
